After we've decided the price, I prepare the lisitng with fewer, better photos.  I create curiosity ad copy.  I use competition based pricing.  Then I build buyer excitment with scarcity social proof and have opportunity showings (allowing certain advance showing requests to make them feel special).  
My process starts with Coming Soon , including posting a Coming Soon sign in the yard, and culminate into the final Open House.  I also advise fixing things that are only cosmetic.

It’s critical to review the comparative market analysis that I have prepared for you. Let’s strategize on the price, it should not be too high as

to not sell, and not too low based on the information I provided. Let's get the best price for your home.

Open Houses and Showings

After we feel comfortable with price and the look of the home, I will list the home as ‘Coming Soon’ about a week before it goes live. I can be present at all showings.  For Open Houses I will do them each weekend until we receive offers.

Once offers are received, I render the analysis on a spread sheet to make it easier for you to understand and compare.

 

Inspections and Bank Appraisal

This process is where we stand on the sidelines, and review the results with the buyer's agent.  Negotiations may be necessary to finalize a deal.
